Our Products
Fix and Flip Loans
The Fix and Flip loan caters to investors who are looking to maximize their leverage for their flip investment. Joslin Financial Group offers financing of up to 100% of hard costs (purchase + renovation) with a cap of 75% of appraised value after repairs (ARV). The loan term is six (6) months, with the option to extend for three (3) months for an extra 1% fee per month. Borrowers have the flexibility to pay off the loan at any time without incurring additional fees or penalties.
Renovate and Rent Loans
Our Renovate and Rent loan is specifically tailored for investors who are looking to maximize their borrowing power for a property that they intend to hold and rent out. JDG offers a loan amount of up to 100% of the total hard cost, which includes both the purchase price and renovation expenses. However, there is a cap of 75% of the appraised value after all repairs have been completed (ARV). The loan term is set at six (6) months, but if needed, borrowers have the option to extend it for an additional three (3) months for a nominal fee of 1%. It’s worth noting that these loans can be fully paid off at any time without incurring any extra charges or penalties.
Commercial Loans
Our commercial bridge financing option is tailored for investors who are looking to maximize their leverage on a value-add property investment. We aim to finalize the loan process within 30 days, subject to the timing of the property appraisal. JDG offers financing of up to 100% of the hard costs (including purchase and renovation expenses), with a cap of 75% of the appraised stabilized value or ARV. The loan duration is twenty-four (24) months, and an extension of six (6) months is possible for a fee of 1%. Borrowers have the flexibility to repay the loan at any time, but some prepayment penalties may apply.
Farm and Ranch Loans
Our farm and ranch financing options are ideal for those looking to acquire a property for development or leisure purposes. JDG offers financing up to 90% of the purchase price, with a limit of 80% of the appraised value. These loans have a maximum term of 20 years. It is important to note that borrowers can pay off the loans in full at any time without incurring extra charges or penalties.
